NEW PROJECTS: Maison Estelle, London

A new private member’s club by Ennismore, in the heart of Mayfair.

The fully refurbished frontage of 6 Grafton Street, now restored to its former glory.

Greenway Associates originally commenced work on this project in 2017, when Ennismore aimed to redevelop the Grade-1 listed building at 6 Grafton Street, into a private members club.

The beautifully preserved building, designed by Sir Robert Taylor in 1772, provided a beautiful canvas for designers to shape, with high ceilings and plenty of original features.

However, this was not without its challenges, with serious repairs required throughout the building, and a logistically tight corner site. Significant repairs were required to the cantilevered stone staircase. Strengthening works were required to all the 18th Century old beams within the timber floors and many of the original roof trusses were strengthened, repaired or replaced.

The new private members club at 6 Grafton Street is now welcoming guests.

Additionally, the site is directly located above where the ancient river Tyburn continues to run today. The map below shows where the River Tyburn flows underneath the city streets. The blue line marks the flow of the river and the Grafton St project is indicated by the red star. In contrast to the surrounding grid system, these curved streets were built to follow the river’s path towards the Thames. Significant alterations were required to the project basement in order to accommodate a subterranean bar and food preparation facilities. Undertaking these alterations over the Tyburn Culvert (as pictured below) caused the Structural Engineers some interesting challenges!

Greenway Associates are proud to have been involved as the Quantity Surveyor for the initial feasibility studies, cost planning throughout all stages (including interiors), as well as post contract, (excluding final interior finishes).

Owners Ennismore (who also own contemporary hotel group - Hoxton Hotels) has now created their first private members' club under the “Maison Estelle” brand, offering restaurants, bars, lounges, retail, and a nightclub space with a curated programme of events. It is already gaining cult status, with a long list of celebrity guests.
