Ham Yard Hotel

Greenway Associates have worked on many hotel projects, however none stand out more than the Ham Yard Hotel in London, which scored BREEAM Excellent and won various awards including Condé Nast Best Hotel in the World for Design. This mixed-use project developed a long-neglected site in the southwest corner of Soho, London’s entertainment district.
OUR ROLE
Greenway Associates were appointed as Quantity Surveyors and support Construction Managers for Ham Yard Hotel. Mark Greenway, James Denby and Daniel Reid made up our key team on this 5 year long project.
THE PROJECT
Ham Yard Hotel is situated in Soho just behind Piccadilly Circus. We undertook the site feasibility exercises and were there the day the client bought the site. We helped procure and manage the design team through all RIBA stages, and aided the client with construction management support, cost consultancy & contract administration for every trade package to completion.
When we took over the site, it was a mixed bag of dilapidated buildings and car parks over a 0.7acre area surrounded on every side by neighbouring buildings. Demolition required considerable neighbourhood liaison operations and twenty-three party wall awards. Proceeding from this, we spent the best part of a year in the ground. We aided the client every step of the way, which often involved ensuring that multiple subcontractors were procured and worked together on a tight and congested site. At its most complex, this included ensuring a UKPN substation servicing a large part of Soho kept running in the middle of the site, whilst the piling contractor, crane installers, frame contractor and the workforce and plant for the dig and muck away worked around this in complex stages.
Ham Yard Hotel comprised a complex concrete frame with a podium slab that covered 90% of the site. It would eventually carry the landscape, including several mature oak trees and provide cover over a basement containing a spa, a cinema and a bowling alley. It also carried the precast cladding system.
PROJECT ACHIEVEMENTS
Ham Yard was developed on a tight central London site with high traffic and congestion, with zero incidents. At completion, after five years consecutive work on the project, the finished product stands as one of the top hotels in London and the world with adjoining retail village and 12 private residences. We are very proud of the work we achieved as a team with Firmdale.
The finished result is a 17,000m2 new build hotel with a project value of £60m.
