OUR ROLE

Greenway Associates were commissioned by Little Lion Entertainment as Project Manager & Quantity Surveyor with James Denby as project lead.

THE PROJECT

The development of this new visitor attraction for London’s West End included extensive strip out of a former casino, nestled between multiple other tenants and housed within a listed structure. Greenway Associates developed the project from early client concept including design team appointments through to completion.

PROJECT CHALLENGES & ACHIEVEMENTS

A 2,500m2 labyrinth of space over 6 floors (London Trocadero) was always going to be ideal for The Crystal Maze Live Experience, which Greenway Associates rose to the challenge to deliver. In addition to this, the client had an existing lease which expired within 35 weeks of our appointment, so time was of the essence to ensure limited disruption to the business.

The project commenced with extensive strip out of the existing core over multiple floors, including basement and roof plant. All aspects had to be removed by hand, due to site constraints and listed building restrictions. Adjacent tenants included restaurants, bars and a screening cinema added to the challenge, and as such, close liaison with our neighbours was essential. In addition to this, there was an adjacent landlord hotel development underway where shared plant areas required careful coordination. Whilst demolition was underway the design team were developing design proposals earliest procurement of the shell and core works through a Two-stage Design and Build route.

The works included installation of a new mezzanine floor, within one of the double height spaces. This again provided us with the challenge of site access, as the structure was only designed to allow for full hand delivery and fabrication on site. Working closely with the Client and Contractor teams we were able to delivery the project on time and budget ready for a grand opening to the press and public on 29 March 2019.
