Crosby Street Hotel

The Crosby Street Hotel was the first New York project for both Firmdale Hotels and Greenway Associates and went on to achieve a Platinum LEED standard (equivalent to BREAAM excellent). The hotel is situated on a quiet cobbled street in the heart of New York's vibrant SoHo neighbourhood.
OUR ROLE
Greenway Associates were appointed as Quantity Surveyor for Crosby Street Hotel. Mark Greenway was the team leader on this project.
THE PROJECT
The hotel design featured 86 individually styled bedrooms and suites set over 11 floors together with public areas at ground floor and two cellar levels. The site did not require any demolition and since the client was keen to make a prompt start on the works, procurement was by means of an informal bid for the appointment of a ‘construction manager’. (In the UK the equivalent is management contractor). The construction manager selected was Magnetic Construction.
PROJECT CHALLENGES & ACHIEVEMENTS
The main challenges were (1) managing change, (2) cultivating an appreciation with the construction manager and trade contractors about the need for quality and (3) managing cost on a project that had no contract sum. However the positives were that all trade contractors were well resourced and managed, achieving the high quality required and a timely handover.
The hotel features 86 bedrooms and suites spread over 11 floors, as well as The Crosby Bar, a leafy terrace, guest drawing room, several stylish private event and meeting rooms, a luxurious 99 seat screening room and a fully equipped gym.

Jean Roman Seyfried is a filmmaker, photographer, sculptor and painter based in New York. She lived across the road at the time, and made this short film that spans a 2 year period tracing the construction of the Crosby Street Hotel.
